Terms of Service
Welcome to ClosingMath. By purchasing or using ClosingMath, you agree to these terms. They're written in plain English on purpose. If anything's unclear, email hi@closingmath.com.
1. Who runs ClosingMath
ClosingMath is operated by Terry Kravaris ("we," "us"), an individual based in Pennsylvania. We refer to people who buy or use the product as "you" or "the buyer."
2. What you're buying
The ClosingMath Toolkit is a $19.99 one-time-purchase digital product. It includes:
- Lifetime access to the ClosingMath web app (the 50-state cash-to-close calculator)
- Seven downloadable PDFs and spreadsheets covering closing costs, home-buying timelines, negotiation, and loan-type selection
"Lifetime access" means as long as we operate the web app, your account stays unlocked. If we ever discontinue the product, we'll provide reasonable notice and a path to export your saved data.
3. License
We grant you a non-exclusive, non-transferable, personal-use license to access the web app and use the downloaded files. You may use them for your own home purchases, refinances, investments, or client work. You may not:
- Resell, redistribute, or republish the PDFs or spreadsheets
- Share your web-app login or license key
- Use the materials to train AI models or build a competing product
4. Not a Loan Estimate. Not advice.
This is the most important section, so read it carefully.
ClosingMath is an illustration tool. It is not a Loan Estimate under RESPA/TILA, not a Closing Disclosure, and not financial, legal, or tax advice. Estimates produced by the calculator use national and state-level baselines that may differ from your actual costs. Always verify with your title company, attorney, and lender.
Terry Kravaris is a licensed loan officer (NMLS 959719). However, the existence of ClosingMath does not create a lender-borrower relationship between you and Terry or any affiliated company. To obtain an actual mortgage, you must apply through proper channels and receive a Loan Estimate.

6. No warranties
The toolkit is provided "as is" and "as available." We do our best to keep rate tables current and the math accurate, but we make no warranties of any kind, express or implied, including merchantability or fitness for a particular purpose.
7. Limit of liability
To the maximum extent permitted by law, ClosingMath, Terry Kravaris, and any affiliates are not liable for indirect, incidental, or consequential damages arising from your use of the product. Our total liability is capped at the amount you paid for the toolkit ($19.99 unless otherwise paid).
8. Changes to these terms
We may update these terms. Material changes will be announced via email to the address you used at purchase. Continued use after notice means you accept the updated terms.
9. Governing law
These terms are governed by the laws of the Commonwealth of Pennsylvania. Any dispute will be resolved in Pennsylvania state or federal court.
